Completion of an existing unfinished building complex, unexploited for a number of years.
The new architectural study faced the same difficulties that trapped the previous one, the noise pollution of the coastal road and the low commercial trend of the previous large apartments, while aiming at the construction of an attractive modern building with a highly environmental performance.
The redesign challenge within a certain boundary was successfully organized. A total of 29 new luxury apartments were built (as opposed to the original 16) and a reception area was designed allowing the building to function as an apart-hotel.
Three Olive Trees is located in the area of Anavissos by Athens-Souniou Avenue. The increased traffic, especially at the summer, causes noise pollution. The construction of a double glass shell on the facade was the basic architectural solution for dealing with noise. In the 3 individual buildings, protective, sloping, glass curtains were constructed that act as a shield against noise pollution and at the same time cause interesting reflections of the surrounding space to the observer. The glass curtains are interrupted on the sides for adequate ventilation and to avoid overheating of the apartments.
The reinforced masonry aims at high thermal insulation but also sound insulation, in combination with the heavy-duty retractable window frames. The facades above the ground floor are covered with granite plaster. The masonry of the ground floor was covered with the same material that was used on the floors of the surrounding area, creating the impression of a single solid base on which the building presses from above. Between the buildings are inserted two linear water reservoirs with waterfalls aiming at thermal comfort during the summer months and the production of "white noise".
On the roofs of the 3 buildings, we planted 3 olive trees which inspired the name of to the complex "3 Olive Trees Seaside apart-hotel". The ancient symbol of the Attic land, was a source of inspiration for the decoration of the interior and the furniture custom designed for them. Wood and earth colors dominate.
