DESCRIPTION

It is about the radical renovation of a historic accommodation, for the area of Agion Theodoron, the old "Hanikian" hotel, into a modern 5* hotel. The parcel has an area of 10.3 acres and is located on the beach.

It includes two buildings, the main building with an area of 8200 sqm. as well as the multipurpose building of 700 sqm. The central pergola and outdoor bar as well as extensive seating areas have been developed in the surrounding area. The two swimming pools of the complex have been renovated, the adult pool with a surface area of 300 sqm. and the children's pool with a surface area of 100 sqm.

The main building consists of a basement, a ground floor, seven standard floors and a roof. In addition to the ancillary uses of warehouses, restaurant kitchen and electromechanical installations, the common functions of the SPA and the gym are placed in the basement of the building.

On the ground floor of the building are located the reception and the lobby, a small business center, the lobby bar, the buffet area, common wet areas as well as the main restaurant which extends to the perimeter terrace with an unobstructed view of the sea and the ‘a la cart’ restaurant .

On the standard floors the rooms are arranged, 24 per floor, around the sides and the view, while the vertical circulation of the central stairwell and elevators and the auxiliary office spaces were designed in the core. Four types of rooms have been designed, including the room for the disabled people.

The total beds of the accommodation amount to 499. On the roof of the building with a 360° view, an extensive water feature, a jacuzzi with an outdoor bar and seating areas were designed. The level is served by a complex of shared wc as well as shower areas.

The multi-purpose building includes multiple functions while having the ability to operate as an indivisible single room but also as four separate small ones with different uses (meeting room, movie screening, workshop and yoga). It also includes a bar that serves the pool and a kitchenette.

The surrounding area was completely reshaped. A new entrance was designed with the fencing set back from the old highway and a small temporary parking area. Hard and soft surfaces of low and tall vegetation "embrace" the two buildings and the pools, creating a green oasis along the entire sea front area.

At the center of the surrounding area dominates the central outdoor bar with the impressive pergola. The surrounding area has been designed with absolute respect for the unimpeded movement of the disabled people.

The view to the sea, towards which the building complex faces, was an important factor in the compositional choices. The design of the facades of the building inspired by the white pebble and gives a dynamic form which seems to change, depending on the perspective of the visitor, creating a sense of movement. Special emphasis was given to the sculpting of the forms, the transparency of the faces and the color choices using soft white and earth tones.

The project was studied in a short period of time in order to start the construction, in a period of six months. In parallel with the construction, the studies continued for a considerable period of time, while the continuous presence of the designers throughout the duration of the construction of the project led to a perfect aesthetic and functional result. The project was completed in a period of two years with the total construction cost reaching the total amount of thirteen million euros.
